How long does a tenant have to pay after a 3-day notice?
Three business days, excluding Saturdays, Sundays, and legal (court-observed) holidays, from the date the notice is delivered. (Fla. Stat. § 83.56(3))
How can a 3-day notice legally be delivered?
By mailing it, hand-delivering a copy, e-mail (if the lease allows it under § 83.505), or — if the tenant isn’t present — leaving a copy at the residence. (Fla. Stat. § 83.56(4))
